Here are some up to date photos , sides of building have now been painted and work should be finished for the middle of march .

Roof Damage January 8 th

We had some damage to roof last weekend , as we have builders working they are repairing and securing loose tiles as they go along the building , a surveyor from insurance has been to inspect and should cover part of the cost .

ICP GESA ENDESA

This is just a rough guide and more complete information is available from Gesa Endesa.

On the 01/01/10 a new regulation came in, over the last couple of years Gesa /Endesa have been sending out letters that all properties need a I C P fitted, from now (or at the latest might be extended to June) you will have a penalty on your bill if you have not had it fitted and checked by electric company. The ICP is to check you are not using more electric that what is on your contract , if you go over what you should be using ICP will trip electric off ,you can turn it back on when you have unplugged whatever is overloading . You may find you will have to increase the Potencia Contrada this is on your bill ,this cost a one off payment of about 55€ per 1100KW you increase. The maximum for an apartment with normal installation is 5500KW , I would imagine most of you have 3300KW/4400KW . they have now confirmed from gesa if you do not have the icp in the near future your base rate will be calculated as if you had 20000Kw which will be about 40,00€ a month now you are probably paying about 6 euros as a base rate.

You can either buy the ICP from an electrician he has to fit it in your electric box behind the door and then make an appointment with Gesa Endesa to have your electrical installation checked and ICP sealed , or if you have room  in the right place in your electric box you can directly make an appointment with Gesa Endesa and they will fit the ICP on a rental basis . Appointment will take about 2 weeks .

For example in one apartment an icp was fitted by electrician for 80 euros this included some movement of things in box to make room for it , for other boxes 120 euros have been quoted as more adjustments need making .
Appointments are now moving very slow and ones we informed gesa were ready to be checked the beginning of january have not been done yet but gesa will not be charging any penalty to clients that have phoned and said there installation is ready to be checked.

Bad Weather

Sorry to say bad weather here is disrupting work.


Having so much rain and wind we have been able to see clearly the problem with the planters , now empty after the rain most have between 2 or 3 cms of water laying in the bottom instead of going in the direction of the pipe water just lays in the bottom , building are fixing this redoing base with correct levels towards drainage pipe . Work started Mitchell / Fernie / Collins apartment has now finish and scaffolding should be taken down tomorrow from where it is now Bartelt / Powell /Collins roughly if weather is fine will be 5 days in front of every section . New windows have been fitted and generally everything seems to be going well.

Edificio Nautic Painting

As most owners will not be in Mallorca while work is being carried out we will be uploading some photos so all can see what is going on . At the moment we have 2 builders that have done sills on roof and have now started work on cracks on Marina side of the building .There has been a delay due to paperwork involved for license in Calvia .We have had to cut back all plants that were going to be in the way for work to be carried out on the cracks ,so thinks are looking bare , bouganvilia should all grow back and be looking good for summertime .
